Default I did some reserch on Feldman Law Center vs. other Loan Modification Companies

Feldman Law Center has sued and successfully put several shady loan mod companies out of buisness and forced them to return monies to their clients. Feldman has been doing loan modifications longer than most in California and is a consumer advocte as well.Take a look at Feldman Law Center’s BBB report in comparison to it's competition and see for yourself. I could not find any other law firms in this field rated with the BBB including Fransen & Molinarro. ANYONE can post ANYTHING on the internet. Try getting by the BBB though if you are unscrupulous with an A+ rating after being an attorney for 30 years and doing loan mods in Orange County. Feldman Law Center runs a very large operation and apparentley a very successful one. Keep in mind this attorney is nationally reconized as he has represented 100's of NFL athelets in contract negotiations. If he can operate at that level I'm sure he can handle 100's of loan modifications. Last I heard a private site rated Feldman Law Center # 2 in the entire country.Check out the other popular loan modification companies ratings. It seems as if this is a tough buisness to keep people happy. I think Feldman is certainly one of the reputable attorneys doing loan modifications.

Loan Modification Companies BBB reports can not be posted on this site but here are the ratings. To confoirm these results go to the BBB website and type in the company names to see results. I could not find one loan modification company with a A rating and Feldman had an A+ after 30 years in buisness. If anyone has any information on loan modification companies that do a good job and can prove it they should post it. It's pretty hard to get by the BBB and I would not use a Law Office or Loan Modification Company that was not listed. Most are very new to the buisness and do not know what they're doing. At least an attorney of 30 years knows what the hell to do in sticky situations. From what I hear completing loan mods is not as easy as the subprime homeloans most these companies were doing until now.

Default Green Leaf Modify

So, with all that said, has anyone since used Green Leaf Modify? Or any other loan Mod companies? Green Leaf seems to be fairly new, but it is "modify" not "legal services".
We are working with them now. Our lender is Wells Fargo and they won't compromise. We are desperate, so we actually sent money to GLM. It did sound like someone's mother in law used them and it worked out great. Please help.

I was recently contacted by this company as well and would like to know if they are a scam or not. It appears they are DRE accredited through their main company refisoup, however this accreditation is for greenleaf financial. In either case next to their DRE license #, it states that their DBA (doing business as, i believe) is not applicable. I am unsure if they are related to greenleaf modify, however in one agreement form they had sent to me, they had used both names interchangeably. Any personal experiences with them would be greatly appreciated. Thank you.

**My lender is also wells fargo, So i would especially like to hear from momoftwins regarding her experience with the company, and what was their upfront fee? ***

Default Greenleaf

We paid "greenleaf modify" 2,950 for our loan modification and we are in the process of getting a resolution now. the process took a little over 45 days and they were very helpful. i received a copy of the letter they mailed to my lender and also got to see which violations they found during their investigation. i was very skeptical at first but feel a lot better now that i'll be able to afford my mortgage payment again. i would recommend using them if you have the money to do it.

Default try this first

Before you pay to have this done try this, i bet you it may work

1. position your excess monthly cash to be around 200.00 to 500.00 dollars positive
(take your income, subtract your expenses)
if you are not paying credit cards dont use them (they can see your not paying "credit report" and wont use them as an expense
if you show them that it is negative, you probably cant afford to be in you house
if you show them to much, you will probably get a repayment plan

2. write a good hardship letter

3. make sure you stay in touch with your lender at least once a week to make sure things are going ok.

most investors want to see your "cashflow" like this, some will only use a portion of your monthly income, so if that doesnt work try it using only 80% of your income. they leave you 20% for incidentals

You dont need to be an attorney, you dont need to be a mortgage broker or a real estate agent. You just need to know what they are looking for and have a little time and patience. The average process usually takes 30-90 days, so just stay in touch and make sure you get them everything they need. Remember not all investors will modify a loan, and anyone who "guarentees" you something is lying. NO ONE will know the new terms until the entire process is complete. The Investor will be the one to set the new terms, not a loan modification company,

Angry Yes big time scams

We paid "greenleaf modify" (greenleafmodify.com]Green Leaf Modify[/url]) 2,000.00 for our loan modification and we are still waiting and it has been a little over 90 days. Because of this we have been trying to get answers from Mr. Damon Carriger (the one that started the case, and also works at this company). But he is alwas to busy to answer when we call or he just does not return our calls. No letters there mailed to my lender. i was very skeptical at first but feel a lot worse now that it looks like we got took for the $2,000.00. i would not recommend using them they appear to be frauds and it is a big scam. And Wow! to do this to people that are having hard times...

Default Green Leaf Modify

I am thinking of using GLM I am not behind in my mortgage, but I am underwater with it and have an adjustable arm. The person I am working with has been very helpful. I have searched for GLM under scams and rip offs, but they have only been in business for 2 years. That makes me feel good that I have found anything "negative" about them accept for one comment. Maybe this because they provide good customer service or maybe it's just because they are new I guess this a chance I have to take. I have spoken to other law offices and mod companies but I found myself keep coming back to GLM. Wish me luck!!!!!!!!!!!

Default Approximately 98% are Scams

There is absolutely nothing that any of these companies can do for you that you cannot do yourself, often with better success. They are all out to take advantage to the need of the common American that has been drastically effected by today's poor economy.

I've witnessed first hand how easy it is to obtain a Loan Modification without paying someone to shuffle the paperwork for you. Follow these simple steps:

1) Contact your lender's Loan Modification Department (Do not provide your account number until you reach that department, otherwise you will be routed to Collections; the never ending cycle of abyss)

2) Have them send you their Loan Modification Packet (They will gladly do so and quickly)

3) Complete all the documents thoroughly and provide them with all the documents they require (i.e. tax returns, pay stubs, bank statements)

4) The MOST IMPORTANT item will by your hardship letter. Be sure to keep it as short and simple as possible. Keep the readers attention in the first two sentences. EXAMPLE: Our income has been drastically impacted by: layoff, medical expenses, etc.

5) The lender will be looking for current stability with your current income that shows you will be able to handle your new payment plan, although you had a temporary set back and that your monthly income has decreased from when you first began your loan.

Please attempt a Loan Modification on your own before throwing your hard earned money out to the wolves ready to take advantage of your situation. Many are claiming to be mortgage default legal representatives to help you, but the bottom line is that anyone that charges is taking advantage of disadvantaged people. There are many services out there provided for free through government funding such as HUD representative companies. They operate on grant funds for the sole purpose of assisting people like yourselves.

Default Green Leaf Modify is a great company!

Green Leaf Modify and their attorney Kurt Elkins did a good job on negotiating my mortgage for me. They helped me lower my mortgage payments from $2,400 down to $1,100 and they got my lender to change my adjustable rate into a fixed rate which they wouldn't give me before. I worked with a gentleman named Chris Campbell and he was a licensed real estate agent. He was very knowlegable and very honest with me. I was very skeptical at first until their attorney sent me a letter showing me all the fraud and violations they found on my mortgage documents. I was impressed. Now my cousin is doing a loan modificaiton with them.
