My husband and I recently signed up with this company. First and foremost, this is NOT a mortgage modification company. This is what makes them different from other companies who charge an upfront fee. This fee is to ensure investors involved in this process that they are making the effort with good reason. The program really does make sense, if anyone here is interested let me know and I can explain more in detail...or better yet, call them. We went through Blake and he explained everything to me about a million times. I also had that "this is too good to be true" feeling. But the point is, this program really is about the investors, we just benefit from their profit.

I signed up last month and got a call yesterday that our poole has gone through. Some people in this poole have been in it for 7 months+ but we got in at the right time. They do tell you upfront it can be lengthy but hey, if it lowers your principal but 100k wouldn't that be worth the wait?

I really do believe in this program, when something happens I will come back here and update. Good luck to all of you no matter what you decide.

Exclamation FTC about Foreclosure Rescue Scams

ftc.gov/bcp/edu/pubs/consumer/credit/cre42

Red Flags:

No legitimate housing counselor will:
  • Guarantees to stop the foreclosure process – no matter what your circumstances
  • Tell you not to contact your lender, lawyer, or credit or housing counselor
  • Collects a fee before providing you with any services
  • Ask for payment only by cashier’s check or wire transfer
  • Encourages you to lease your home and buy it back over time
  • Collect mortgage payments from you directly
  • Tell you to transfer your property deed or title
  • Offer to buy your house for cash at a fixed price that is not set by the housing market at the time of sale
  • Offer to fill out paperwork for you without explaining it in detail
  • Pressures you to sign paperwork you haven’t had a chance to read thoroughly or that you don’t understand.

Where to Find Legitimate Help:

Default JW Financial

My wife and I have been with them for close to a year now. To date nothing has changed with our loan. the first trustee sale that came up was not blocked by JW. They claimed the mortgage company ignored their filings. We have even had the Sheriffs dept here to evict us and were given an hour to vacate even though we were assured by JW that we would have ample notice to move if an eviction was imminent. We first were given 5 days which JW said wouldn't happen and the day before I specifically called and was told not to worry we wouldn't get the boot and guess what? The next day here comes the Sheriff. If it wasn't for our mortgage company we would have had to move out without any of our belongings and the lock smith was standing there waiting to change the locks. When I questioned JW they simply said it wasn't their fault. I haven't spoken to them since and they haven't contacted me. We did pay the $2500 but found out our mortgage company stopped the foreclosure and they have never heard of JW Financial. We know of 2 other families who paid JW and have not heard anything from them either. I can't really trust them after what happened but I do know that I am looking into taking legal actions against them. Whether I follow through kind of depends on them. If I don't hear from them soon and the trustee sale goes through I won't have any choice. If nothing else at least I will contact some consumer advocate groups. I wish you all good luck. BTW, the times I have called them the same line was given to us that they are very close and will hear from them soon. I welcome your comments and emails.

Angry my experience

With JWF, I can only give you what I have known: IF, and I emphasize the "if", IF they are legal, they are slower than molasses to act on any "assistance" offer. We paid up front the $3500.00 cashiers check, because my husband said two of his coworkers had positive experiences with them.

That was in November 08. And to this date, nothing.

I became totally suspicious and paid them a surprise visit. Using a fake name, wearing my wig, I inquired about saving my home, with bad credit, the whole 9 yards. They bit. They tried to sell me their "Redemption" product whiile I sat in their office, which, by the way, looks like it could be disassembled and boxed in about 2 hours or less! SUSPICIOUS. Yes, I am. After almost 10 months, we have not proceeded beyond one letter of apology for delay and the old standby, "We are almost close to closing the deal on XXX company".

I am worried. No, I am frantic. I don't think they will do anything, I think we can kiss the cash goodbye, and I think that if they are still there within the years end, it will be a miracle.

You can go check out the roseville office for yourself. It's a very fly by night organization, with lots of young people on phones and stacks of files and paperwork everywhere.
My outlook is not encouraged, but see for yourself. If we do make progress, I will post it here, but I am NOT keeping my fingers crossed anymore. Now I am drafting letters of fraud to the US Attorney General, the Sacramento FBI (because they operate interstate) and the roseville sherrif. These are just drafts, but......

So I am 3K poorer, and who knows what happens next. I would never do this again, as a matter of fact, I was reluctant to do so in the first place, but my husband said he had all this proof.....

I am unenlightened if they are a scammer or not, but too good to be true is a hard-earned statement for many to accept. I may need a 12 step for idiots.....

Default JW Financial

Does anyone have any updates on their progress with JW Financial? I'm considering using them but am skeptical. Has anyone used their Loan Modification program?

One thing I've found is that you really have to dig into what they're saying--the sales pitch is not the reality of what will happen (ie, there is no 100% refund once you commit--only 35%). Nevertheless, there seems to be some basis for their proposal.

Also, does anyone know anything about Home Keepers of America? Is this a separate company? I think they are the investors, but can't find anything on them. Supposedly if you qualify for an FHA loan, they will contact you after the transaction to refi you into a 5.25% loan.

Any updated feedback from those of you who have dealt with them directly would be appreciated!

This company is a joke, Jesse Wheeler and his culprits, Kani Narretto, Wyatt Hage, and Troy Davis. Do NOT trust this company. I read the stories from the others about the "Save My Home Program," who have experienced what me and my friend, Sabrina Orozco, experienced. Unfortunately, she lost her home. I tried calling them countless times and kept hearing the same old story, "The attorneys are in negotiations." I've been trying to get my refund, but haven't received a dime. This company is a SCAM!!!

I have reported them to the FBI in Los Angeles who will be getting in contact with Sacramento's PD to do an investigation. I've contact an attorney. Oh, I plan to sue this company. I'm not done with them yet.

If anyone who tries to do business with this company, just google, "Jesse Wheeler, Roseville, CA, and you will find the Order to Desist and Refrain from all acts for which a real estate license is required by the Department of Real Estate No. H-5169 SAC
